How RenIQ uses AI, and the one line it never crosses.

RenIQ uses AI, and we want to be exact about where. The most important thing to understand is what the AI does not do: it never computes the RenIQ Score, the yields, the cash flow, the verdict, or any financial figure. Every number in a report is produced by a fixed, deterministic engine from your inputs and published country defaults. The AI writes the words around those numbers; it does not decide them.

Where AI is used

  1. Reading the listing. When you supply a listing URL, an AI model extracts structured fields (price, size, rooms, location, listed rent) from the page. Each value is assigned a confidence level, and you can review and override any of them before a report is generated.
  2. Gathering market evidence. AI reads public listing and market pages to collect comparable prices, rents, and contextual claims. Each extracted claim is checked against the source it cites. Claims a source does not support are dropped before they reach the report.
  3. Writing the narrative. The qualitative sections of a report (the executive assessment, location read, rent reality-check, negotiation guidance, and risk register) are written by AI under a hardened prompt that forbids inventing figures. Every number it presents is one the engine already computed or a source it can cite.

Guardrails

  • Numbers are the engine's job, not the AI's. The deterministic engine is the single source of truth for every figure and the verdict.
  • Anti-hallucination rules are built into the prompts. The narrative model is instructed not to fabricate data, prices, or sources, and to work only from the material it is given.
  • AI output can still contain errors. As with any generated text, the narrative may be imperfect. Reports are informational only and are not financial, legal, investment, or tax advice. Always verify material claims independently.

Your data and model training

RenIQ uses OpenAI models via their API. Property data sent to the model is used solely to generate your report and is not used to train models under our API agreement. See our privacy policy for how your data is handled, and data sources for where a report's figures come from.
