Data updated 13 July 2026
Gross rental yield is a property's annual rent divided by its purchase price, before costs. This is the standard first-pass measure of whether a market rewards buying-to-let. The table below shows the national figure alongside every SK region-capital city RenIQ tracks a reading for; a dash means that particular figure is not yet published for that city. Bratislava's yield sits below the national average, consistent with its higher price level relative to rent. See Bratislava property data for the underlying price trend, or Košice property data for comparison. City coverage will continue to expand.
| Region | Avg. asking price | Avg. monthly rent | Gross yield |
|---|---|---|---|
| Slovakia (national) | €2,777/m² (Q2 2025) | €480 (2026) | 4.6% (Q4 2025) |
| Bratislava | €3,549/m² (Q2 2025) | €890 (Q2 2025) | 3.9% (Q4 2025) |
| Košice | — | €929 (June 2026) | — |

| Trenčín | — | — | — |
| Nitra | — | €500 (May 2026) | 9.5% (May 2026) |

These are market-wide averages, useful for a first read of a city. A RenIQ report instead computes yield from a specific property's own price and rent (yours, or a conservative estimate when rent is left blank), benchmarked against comparable listings. See methodology.
